TERMS AND BOOKING CONDITIONS 
 
Acceptance of a booking will be made upon receipt of a signed booking form and the requested 20% deposit.  By signing the booking form the client agrees to these booking conditions and agrees to pay the balance eight weeks before the date of departure.  If the balance is not received at least eight weeks before the date of departure the company reserves the right to cancel the booking, and the deposit will be forfeited.  If a booking is made within eight weeks of departure, then the total amount due will be payable with a signed booking form. 
 
If the client wishes to cancel the booking, this must be done in writing.  The date of cancellation will be the date the company receives the written notice. N.B. Written notice can be emailed to us. 
 
In the event of a cancellation the following charges will apply: - 
 
Cancellation more than 8 weeks……………………...deposit only 
 
Cancellation between 4-8 weeks…………….………..50% of total cost 
 
Cancellation less than 4 weeks…………………….....100% of total cost 
 
To cover you in the event of cancellation we recommend you take out holiday insurance.


Any changes to the number of people on the original booking form must be notified and agreed with Keith or Lindsay Pheasant in advance, an increase in number may be subject to an extra payment. (No more than six persons are allowed.) 
 
All tenants are required to treat the properties with respect and courtesy to other residents.

A damage deposit of £150.00 is required per booking.  This should be either sent in the form of a cheque when remitting the balance or (preferably) credit card details should be supplied upon arrival from which the damage deposit can be taken if required.

If the cheque method is chosen, this will be returned to the client within a week of the booking period providing no damage has occurred during the letting period. If the credit card method is used, the details are destroyed, providing no damage has occurred during the letting period.  Please allow up to 7 days for receipt. 

Claims against the deposit will only be made in the event of any damage caused or if excessive cleaning/laundry is required.  Would clients please inform the checking in agent, of any damage so that it can be replaced/rectified quickly.  Any damage discovered after the letting period will be notified to the client as soon as possible by letter/fax/email.  Properties should be left in a reasonable, tidy, clean condition so that they can be prepared for the next clients. 
The company reserves the right to switch a booking to accommodation of equivalent standard should this emergency provision prove necessary due to unforeseeable circumstances.
